About the job:

NOVASTON is a unique Real Estate platform consisting of the companies - Novaston Project Management, Novaston Asset Management and Novaston Marketing Consultancy. Within our platform, there are almost 100 employees in the retail, business and logistics sectors, as well as in hotel management.

In the past 10 years, NOVASTON has built a portfolio that includes more than 40 strategic projects and 500,000 m2 of area that we manage for more than 15 foreign and domestic clients. Among which are BIG CEE, NEPI Rockcastle, CPI, GTC, Ikea Serbia, as well as MK Group, Novkabel and Aleksandar Gradnja.

The NOVASTON team consists of professionals with extensive domestic and international experience who are responsible for managing and maintaining some of the most important projects in the Balkans.

Job description:

- Management of management and technical maintenance of commercial facilities
- Organization and maintenance of the facility's technical and operational functionality. Control and supervision of technical services, coordination of cleaning and security services.
- Development and application of procedures required for facility management and response in emergency situations
- Collecting bids and participating in the selection of external companies for the provision of services. Implementation of the tender process from the aspect of required documents and communication with bidders
- Coordination and supervision of subcontractors. Observing and organizing the elimination of defects in facilities
- Technical acceptance of new facilities
- Preparation of the CAPEX, OPEX budget for the needs of the assigned project
- Sorts, archives all technical documentation, takes care of deadlines and accuracy of required reports
- Preparation of monthly, quarterly and annual reports
- Conducts the process of applying security measures to tenants and landlords and coordinates complaints as needed
- Conducting proactive daily inspections of the property and periodic inspections of tenant premises to ensure compliance with lease agreements, center regulations and proper maintenance
- Handover of leased items
- Assistance in the process of letting space in coordination with other sectors, and coordination of the process of visiting the premises with potential tenants, presenting the center, and the administration necessary for the implementation of the work
- Managing objections and appeals, setting up and implementing procedures for analysis and response to objections
- Handling the process of changes, entry and exit of the tenant, inspection of the premises, damage inspection and handover
- Control of regular maintenance: PP equipment, separator cleaning, VIK, electrical installations
- HVAC equipment (detection of problems, control of operation, maintenance of mechanical installation equipment)
- Control of equipment guarantees and production of alarm books and equipment maintenance books

Required qualifications:

- VII degree of vocational training in technical direction
- Knowledge of the English language at the B2 CEFR level
- Advanced knowledge of MS Office
- At least 5 years of experience in managing commercial facilities
- Experience in project management
- Strong analytical skills
